No, Life Boost is not a loan. Here's how it works:

Moovable will help you source a housemate of your choice to rent your spare room, and we carry our all of the checks and paperwork for your peace of mind.

Moovable pays you a cash lump on the day your housemate moves in. The lump sum is typically a minimum of 65%* of the rent your housemate will pay over the agreed rental contract. 

Moovable will also pay you a monthly share of rent and a final Completion Bonus on the satisfactory completion of your agreement.

Up to £7,500 of your Life Boost funds as tax-free under the Rent-A-Room Scheme

The Life Boost up-front lump sum and your share of monthly income is paid for from the rent paid to Moovable by your housemate. There are no repayments for you to make for your Life Boost**.

The Life Boost does not incur interest or need to be secured against your home. It doesn’t affect your credit rating. It’s simply a cash lump sum, provided up front, plus monthly income, that helps you afford the things you want to pay for - now.

Your commitment is straightforward — to keep your room available and occupied throughout your agreement so that Moovable can collect the agreed rental payments. In return, Moovable pays you a significant lump sum upfront, a monthly income, and a completion bonus at the end.

Two things are worth understanding clearly. First, the completion bonus is paid on the successful completion of your agreement, meaning the full number of rental payments have been collected without any gaps. If there is a gap between housemates, the completion bonus may be affected. 

Second, and equally important, any gap between housemates means your agreement runs on until the full number of payments have been collected, which could extend beyond your originally anticipated end date. Moovable will always work hard to minimise any such gap and will actively help you find your replacement housemate as quickly as possible.

That's genuinely it. There are no hidden fees, no surprises in the small print, and no costs to you for Moovable finding and checking your housemate.

A Moovable Life Boost not only provides you with an up-front cash lump sum; you also get to share a percentage of the rental income. Here's how it works:

Moovable pays you 5% of the monthly rent received from the Housemate each month. This is paid to you monthly in areas.

Moovable also pays you a monthly contribution towards household bills.

This way, not only do you receive an up front cash lump sum - you also have the benefit of receiving regular monthly income throughout your Life Boost agreement.

The Completion Bonus is the final payment in your Life Boost and forms an important part of your total income from the arrangement. It's calculated at 7.5% of the net rent received by Moovable over the course of your agreement — so on a monthly rent of £1,000 over 12 months, that's £810 paid to you at the end.

It's worth understanding that the Completion Bonus is paid on successful completion of your agreement — meaning the full agreed number of rental payments have been collected without any gaps between housemates. If there is a gap, the Completion Bonus may be affected. Moovable will always work hard to find a replacement housemate quickly to protect your total income.

You need to be the owner of your home and it must be your primary residence. 

However, it may be that you spend some of your time away - for example for work or family reasons. That is normal and acceptable.

What is important is that in order to comply with Moovable's Lodger Agreement terms and to qualify for up to £7,500 of your Life Boost funds as tax-free under the Rent-A-Room Scheme the property your housemate is sharing needs to be your primary home.

Most Life Boosts are for 12 months, as this tends to suit the needs and lifestyles of both homeowners and housemates. However, Moovable can consider shorter periods where appropriate. 

We are always delighted when homeowners wish to renew and "go again" with a new Boost. It's a great way to continue to use your spare room as a source of capital to pay for life's major expenses on your terms - debt free.

You always choose your housemate. You are always in control.

Moovable will market your room and review potential housemates in line with your preferences, before introducing them to you. 

You decide if you would like to meet them to view your room and you have the final say on if you would like them to be your housemate. 

Moovable takes care of all of the paperwork. Every prospective housemate undergoes thorough checks covering affordability, credit, identity, right to rent, employment, fraud, and criminal record (DBS).

Moovable conducts the following background checks on potential housemates:

Digital ID check - this check verifies your identity documents and is required to prove your Right to Rent. It digitally verifies the authenticity of your personal identity documents - such as your passport, driving licence or PASS card from over 200 countries. 

An Identity check - this is to verify your personal identity history and a check for evidence of fraud. It cross-references your name and address data supplied to us against trusted third party sources - such as government, utility and credit bureau data. 

An Adverse Credit Check - this is to identify any County Court Judgements (CCJ's), Individual Voluntary Agreements (IVA's), bankruptcies, debt management plans and defaults.

An adverse credit check is a "soft" credit check and does not leave a footprint on your credit record and will not affect your credit score.

A Basic DBS (Criminal Record) check - this shows any unspent convictions and conditional cautions, 

Moovable conducts Digital ID, Identity, Adverse Credit Checks and Criminal Record checks with your prior permission via our partner, uCheck. Further information can be found at www.uCheck.co.uk.

Affordability;  - income verification including up to 6 months bank statements, employment status confirmation; pay slips / P60’s or evidence of savings - as appropriate.

Moovable reserves the right to ask for additional information where appropriate.

We work hard upfront to make sure your housemate is someone you're genuinely comfortable with — and you always get to choose the person who will be sharing your home. 

However, if things don't work out, you're not stuck. As a live-in landlord you have the right to ask a housemate to leave, giving them reasonable notice, and Moovable will be there to support you with that and help you find a replacement. 

We may also be able to help the housemate to find a new home if that is what they want us to do.

If your housemate gives notice to leave, Moovable will simply work with you to source a replacement housemate of your choice, following the same selection procedures and checks as before.

Your commitment is simply to keep your room available for a new lodger so that the agreed number of rental payments can be collected as outlined in your Life Boost Agreement.

We completely understand that circumstances can change.

If you need to end your agreement early you can do so. An Early Termination Fee will apply.

The fee is primarily based on how much of your original Life Boost has not yet been recovered through the rental payments collected to date, plus a small additional charge.

The earlier you exit, the higher the fee, and the closer you are to completion, the lower it becomes.

We would also need to give your housemate notice to make alternative arrangements; typically one month, as set out in your agreement.

All you need to do is put us in touch and we’ll get to work on the paperwork and checks so that you can concentrate on plans for them moving in.

Or, if your housemate is already living with you, we simply need to arrange any checks and paperwork to provide your Life Boost.

Moovable’s priority is to provide a stable community that is suitable and safe for all; homeowners and housemates.

We carry out the following homeowner checks:

A Land Registry Title Check - to verify the legal registered ownership of your property. 

This search of public records will also show any charges and mortgages registered against your property and any restrictive covenants placed upon it. Moovable reserves the right, at it's discretion, to decline to proceed with a Life Boost where any charges or restrictions may impact your title and rights to your property.

If our checks provide evidence of Defaults, CCJ's or Insolvency or Bankruptcy orders, in most instances Moovable will not be able to provide a Life Boost. However, we will always speak to you to understand your individual circumstances and to see if a Life Boost could be appropriate for you.

Moovable Life Boost funds can be used by you for any lawful purpose, with the exclusion of major renovations that would make the property unsuitable for a Housemate to live in. So - no major fixer-uppers or renovation projects please!
